Once you have decided you are going buy or sell a property in Spain, the services we provide are:

 

  1. Make sure that utility contracts are update with the payments and after the purchase we arrange for the direct debit into your acc.

  2. Open a Bank acc for you in Spain, if already not opened. So then you can transfer the money for the final payment into your joined acc. And we will arrange future contracts for utility bills as water, electric, community of owners fees etc.

  3. SUMA (municipal yearly tax). This year 2012, by law should be paid by the actual owner, retain money of the seller to pay. Arrange direct debit for future payments from 2013, under your name.

  4. Town Hall certificate as free of charges regarding urbanistic licence on the building. Apply and make sure of the Urbanistic Plan mentions its legality.

  5. Community of Owners. Certificate of the Administrator stating that the payments are update. Arrange direct debit for the Community fees.

  6. Land Registry. Certificate of ownership on the property and charges on the property, as mortgages, tenants, embargos.

  7. Plusvalue. Tax from the Town Hall. It goes against the property, must be retained amount from the final payment to the seller. I will make sure of it.

  8. Represent your legal Interest as you Fiscal Representative before the Notary and prepare the sales contracts, minutes, translate and any appointments with the sellers and the Notary.
